It true: Here's where you call all the shots, this is where you are in complete control. But do keep in mind that the process is laden w/dangers and pitfalls. Let's start by coming to grips with the single most important tool you have at your disposal: "Your Agent".
At this point you should - without reservation or doubt - be completely dedicated - and loyal - to "Your Agent". If you're not completely settled on exactly who is going to represent you - you are not ready to buy. Back up, secure some referrals, schedule some interviews, check the references and for God's sake, don't come back until you are completely dedicated to exactly one Agent.
But not just any Agent: "Your Agent". This is the individual who is tasked with learning what makes you and your family "tick". This is the individual who will be largely responsible for your long-term satisfaction regarding how and where you live. This individual will have a huge amount of influence on not only what you see, but also how you are represented throughout the entire transaction.
It's "Your Agent" who will negotiate on your behalf. It's "Your Agent" who will see to it that all the i's are dotted and t's crossed. This is your personal "Detail Monitor, your counselor, your advisor and if the job is done correctly: Your Friend".
Next to you, "Your Agent" is the individual who is most responsible for your ultimate satisfaction. Who you choose to represent you will likely be the difference between failure and success. - So choose wisely.., and after your decision is made listen carefully to what your Agent/Counselor/Friend is saying. There is a very good chance that "Your Agent" / Realtor is making a point - "Right Now". Stop, Listen, Think: Then Do! This approach tends to work pretty well!
